The Dutch market offers good opportunities for new entrants. Entry to the mortgage credit market is facilitated by a large network of independent mortgage intermediaries and outsourcing administration services.
A majority of about 60% of consumers make use of intermediaries for mortgage advice and mediation. Approximately 1/3 close their mortgages directly from a bank. Traditionally, mortgage providers paid commissions to intermediaries for closing mortgages. Since 2013, consumers pay directly for mortgage advice and mediation. Commissions are banned, thereby securing independent mortgage advice without impeding financial incentives.
Within the mortgage credit market, service providers have specialised in support services for all aspects of the mortgage process, allowing the possibility of outsourcing different services.
